Job Description

As a Construction Superintendent, you're instrumental in ensuring the seamless completion of our high-quality home construction projects. You have expertise in overseeing subcontractors, consultants, and vendors, coordinating their schedules to ensure timely project completion. Serving as the linchpin of quality assurance, you conduct constant inspections to uphold workmanship excellence. Moreover, your professionalism in handling customer concerns fosters positive relationships and contributes to high customer satisfaction. Collaborating effectively across departments, you play a significant role in achieving our goal of building homes, not houses. Your unwavering commitment to safety and efficiency solidifies your position as an essential leader in our company.

Compensation:

$70,000 - $85,000

Responsibilities:

Primary Responsibilities:

  • Coordinate the schedules of subcontractors, consultants, and vendors to ensure timely project completion. Monitor daily activities and progress to ensure alignment with project schedules.
  • Perform quality control inspections to ensure the standards of workmanship are met throughout the project.
  • Monitor the daily activities of subcontractor labor on assigned job sites, ensuring adherence to project specifications and quality standards.
  • Collaborate with the purchasing department to define and establish the scope of work for each subcontractor.
  • Ensure subcontractors fully comply with their contracted scope of work and that all relevant agreements and documentation are in place before work commencement.
  • Coordinate necessary inspections with the city offices to maintain regulatory compliance.
  • Monitor job site safety and identify and address subcontractors’ non-compliance with safety, health, and environmental standards. Drive a culture of safety first for all visitors, employees, and contractors.
  • Ensure OSHA compliance on the job site, including the presence of at least one 10-hour OSHA-certified personnel for each trade.
  • Identify and communicate any conflicts in construction progress to the project team for resolution.
  • Complete and distribute daily progress reports, including photographic documentation of construction and safety issues.
  • Ensure daily housekeeping in all project areas to maintain a clean and organized work environment.
  • Perform punch list identification and completion to ensure project progress and completion.
  • Approve purchase orders and invoices for completed work, forwarding them to the Accounts Payable department.
  • Identify areas of work that fall outside the subcontracted scope and address them accordingly.
  • Preside over pre-construction meetings with subcontractors to ensure alignment on project requirements.
  • Open and secure the job site at the beginning and end of each day to maintain security and safety protocols.
Qualifications:

Required Education/Experience:

  • Minimum of 5 years of verifiable experience in multifamily, hotel, or high-volume single-family home construction.
  • High school or GED diploma – or – additional years of verifiable experience.
  • 10hr or 30hr OSHA certification – or – ability to obtain within first 90 days of employment.
  • Experience utilizing the following programs: Microsoft Project, ECI MarkSystem, and SmartSuite.
  • Physical Requirements: Ability to use hands to handle, feel, or manipulate objects with fingers.
  • Ability to frequently sit, stand, walk, and reach within hands and/or arm’s length.
  • Ability to frequently stoop, kneel, and crouch.
  • Ability to frequently reach overhead or at or below shoulder level.
  • Ability to ascend or descend ladders or steps in confined spaces, as required by the work area.
  • Ability to lift, carry, push, pull, or move objects between 25 and 50 pounds in weight in all directions.
  • Ability to remain in a stationary or standing position for prolonged periods and to alternate between positions as necessary.
  • Ability to repeat gross or fine manipulation that may include the use of wrists, hands, and/or fingers.
  • Ability to perform close visual inspections of products, which may include specific vision requirements.
  • Ability to work in a variety of indoor and outdoor environments, subject to seasonal weather (hot/cold).
  • Strong personal commitment to safety standards in construction environments.
  • Demonstrated proficiency in managing commercial construction projects, including overseeing timelines, budgets, and subcontractors to ensure successful project completion.
  • Demonstrates exceptional customer service skills, adeptly handling customer concerns and diffusing problems with professionalism and tact, ensuring positive interactions and maintaining high levels of customer satisfaction.
  • Possesses a strong technical understanding of construction processes and materials, enabling effective management of construction resources and proper diagnosis and resolution of field problems.
  • Exhibits strong interpersonal skills to effectively handle conflicts with customers, inspectors, and tradespeople, articulating issues professionally to achieve mutually beneficial resolutions.
  • Demonstrates strong organizational skills to efficiently manage the scheduling of construction resources, optimize productivity, and minimize downtime.
  • Consistently displays a strong work ethic, demonstrating dedication, reliability, and commitment to achieving project goals.
  • Proficient in reading and interpreting construction blueprints, enabling accurate understanding and execution of project specifications.
  • Intermediate skills utilizing computer and mobile device programs. Experience utilizing Google Workspace, Construction programs, and email.
  • Ability to read and interpret construction documents and blueprints.
  • Comfortability speaking in front of small groups of people, customers, etc.
  • Maintains a valid motor vehicle license, ensuring the ability to travel to various project sites as required.
